Sustainable Design
The
recent building surveys and re-design exercise identifies
great potential in restoring and transforming Stag Works,
making it appropriate for use in the 21st Century for multi-occupation
business use. The survey concludes that Stag Works, despite
its present condition, appears to be structurally sound,
and in a very reasonable state of repair.
The
proposed new use tends itself exceptionally well to the
original design with no significant alteration to the building's
layout or footprint.
The
following key features of the refurbished building have
been identified:
- The
provision of 40-60 office, workshop and studio spaces.
- A
gross floor area of just over 2,000 m2 or 22,000 sq.ft
of which 16,233 sq.ft will be lettable.
- The
introduction of two lifts and new external walkways to
the courtyard will substantially improve access for all
users and allow for maximum flexibility in the creation
and use of the lettable space.
- New
toilet provision including facilities for physically disabled
people wilt be located on every floor, replacing the existing
outside toilets.
- The
original, ornate showroom on the first floor will become
a community resource used for training and meeting purposes.
- A
Cafe Bar along the John Street elevation will provide
a focal point for tenants, visitors and the public.
- The
small venue located adjacent to the Cafe Bar within the
courtyard will also act as a showcase for music products
and act as a base for other musical performances and training
projects.
- The
outside courtyard will be multi-functional, acting as
an oasis for the complex, providing disabled car-parking
and serving as an outdoor venue and events area.
